Our EAST SIDE units stand out with a variety of sizes and configurations, ranging from studio to two-bedroom layouts. These units offer living areas from cozy 465 sq. ft. up to spacious 2,130 sq. ft. Each unit comes equipped with energy-efficient washers and dryers and sleek stainless steel appliances. Residents benefit from monthly billing based on their electric usage, promoting energy-conscious habits.
In contrast, our WEST SIDE units are designed to be more economical and budget-friendly, featuring a variety of two-bedroom, one-bathroom layouts that provide a cozy yet functional living space ranging from 815 sq. ft. to 1,110 sq. ft. Notably, these units include a tenant-only coinless WASH-connect smart laundry room, as they do not have dedicated laundry hookups. Each unit comes equipped with stylish black appliances, and residents can enjoy predictable budgeting with a fixed electricity rate of just $120.00 per month for each unit.
No, we do not keep a waiting list. We handle all applications on a first-come, first-served basis, ensuring that each one receives a thorough review for creditworthiness.

Most leases are for a duration of 12 months. We do not offer 18- or 24-month leases.
Short-term leases may be requested under special circumstances. Payment in full for the entire lease term is required at the time of signing. Leases that are 6 months or less will incur a premium of $100.00 per month. Leases shorter than 3 months are not permitted. We do not offer month-to-month leases or vacation rentals.
Our units range in size from 465 sq. ft. to 2,130 sq. ft. We have studio, 1- and 2-bedroom units with up to 2.5 bathrooms. We do not have 3 bedroom units.
Monthly rents vary between $700.00 and $1,600.00, excluding the condo fee.
Each residential unit is assessed a monthly condo fee of $180.78. The condo fee is in addition to rent. These monthly fees cover a wide variety of expenses required to maintain the property each year, including but not limited to, general maintenance and upkeep of shared indoor and outdoor spaces, elevator, lobbies, parking lots, brickwork, windows, and doors; common area utilities, common area cleaning, landscaping, and lawn maintenance, snow removal, insurance; monitoring and upkeep of the security and fire suppression systems, etc.

The credit requirements are as follows:
- Income must be at least three times the rent.
- Credit score must be over 600.
- Credit history must show no late payments, collections, judgments, or derogatory accounts.

No, a unit cannot be held or secured without a signed lease and a security deposit. Units also cannot be held beyond the unit's "move-in ready" date.
At Woodard Station, we love our pets! But we do have rules. Dogs, cats, ferrets & rabbits are permitted and incur a pet fee of $200.00 per year, for each pet, with a maximum of two pets allowed per unit. Only fish tanks 20 gallons or less are permitted. Other caged animals such as reptiles, gerbils, guinea pigs, etc., are permitted providing they are legal to possess in the State of Michigan. Tanks and cages must be well-kept and cleaned regularly. **Birds are not permitted.
We welcome all dog sizes and breeds, provided that owners are properly trained and dogs are well-socialized. We have established strict pet rules to ensure a safe and enjoyable environment for everyone.
